Policies and Procedures

NIGHTLY MINIMUMS: Please note that there is a two-night minimum at all times except during the high season and holidays, when we have a 3-5 night minimum depending on the season. This includes the following: Memorial Day, Labor Day, Month of October, Thanksgiving, Christmas and New Years. But don't hesitate to ask. We always try to be accommodating and if we can offer two days we will.
CANCELLATION AND CHANGE POLICIES: Cancellations made at least 31 days prior to arrival will be refunded minus a $50 cancellation fee. The full amount is non-refundable for cancellations made w/in 31 days of arrival, unless we are able to re-rent the property for any portion of dates as your original reservation. If this home is unacceptable to you or you choose early departure it is considered a cancellation and no refund will be honored. We are not responsible for the weather or other Acts of God and there will be no refunds.
OCCUPANCY: Maximum Occupancy violations will result in rent forfeiture and immediate eviction of guests. Guests will restrict occupancy to limit at all times. Please be aware unit has prorated rental rates based on the number of persons in the party. When additional guests are present, we reserve the right to charge the rate differential to the credit card on file. ABSOLUTELY NO HOUSE PARTIES, YOUTH GROUPS, FRATERNITIES or SORORITIES, . WE DO NOT RENT TO STUDENTS OR GROUPS OF STUDENTS UNDER ANY CIRCUMSTANCES, EVEN IF A PARENT OR LEGAL ADULT MAKES THE RESERVATION AND/OR PAYS THE RENT. If such a group attempts to occupy this property, ALL MONIES WILL BE FORFEITED AND GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY.
SMOKING inside the rental homes is PROHIBITED. If this regulation is violated and smoking has been detected in the BUNGALOW, a $150 penalty will be charged to your credit card. By accepting your confirmation we are authorized to charge this fee to your credit card on file.
DOGS: We love them and expect you to as well. There is a $10 per night per dog policy and only 2 are allowed. Absolutely no chewing, scratching, flea infestation, etc., inflicted on the property by the presence of a pet. If extra cleaning is deemed reasonable due to the presence of a pet, (i.e. soiled furniture, bedding and/or flooring, fleas) the guest will be held financially responsible and the credit card on file will be charged for the amount of the repair/recovery. We hold no responsibility for the safety of your pet. All pets are required to be under your control at all times when outside. You are welcome into the cove but keep on leash until you feel your dog is comfortable with other dogs.
ACCIDENTS: Guest agrees to hold Ponder Cove harmless for any accident or injury whatsoever that may occur on the rental property during occupancy.
DIRECTIONS AND KEY INFORMATION: Information regarding check in procedures, including directions and unit’s key instructions, is sent via email after initial reservation deposit is received. Please check our directions to the cove. Be careful using google, mapquest or GPS to get here. Use the address 1067 NC-1510 instead of 1067 Ponder Creek Rd.
THE BUNGALOW IS EQUIPPED WITH: Linens, towels, cooking utensils (coffee maker as well), soap, paper goods, and some cleaning implements are included in the house. Smoke Detector. Please contact us immediately if the detector is malfunctioning.
PERSONAL ITEMS: We are NOT responsible for guests' personal belongings that are lost, stolen, or left behind. A $25 retrieval fee will be charged, and if found, the items will be returned at the guests' expense (if I can not talk you into donating to the women’s shelter store in Marshall).
Guests are responsible for cleaning and storing all dishes, utensils, and removing all trash to the appropriate outside container. If you proceed with a reservation then you as the tenant agree to pay a secondary cleaning fee if check-out procedures are not followed and extraordinary cleaning is deemed necessary.
